Real Estate Tax - General Information


Real Estate taxes are generally due on February 5th for the first half billing and July 20th for the second half billing.  If the due date falls on a holiday or a weekend, the due date will be extended to the next working day.  Real Estate taxes are mailed out semi-annually and are always one year in arrears.

If you have an escrow account for taxes through your mortgage company, you tax bill should be requested and sent directly to your mortgage company.  The mortgage companies normally send us tax bill request listings throughout the year but if you receive the tax bill and it should be sent a mortgage company, please check with your mortgage company to see if they wish you to forward the bill to them.  Please don't hesitate to call us to check the status of your taxes or to confirm that your tax bill is being sent to the mortgage company.

If you should pay your mortgage off or refinance with another company, please contact us with the new billing address.  Delinquent tax bills are mailed in September.  The county Auditor will then prepare a delinquent tax list for publication in the local newspaper for those taxpayers remaining delinquent after the delinquent bill deadline has passed.

Penalties and Interest

February 5th due date (1st half) USPS Postmark on the due date is acceptable.

5% penalty effective for the first ten (10) days and 10% penalty thereafter

 
July 20th due date (2nd half) USPS Postmark on the due date is acceptable
last day to pay taxes

 

August 1st - Interest is charged on the unpaid prior year delinquency
  December 1st - Interest is charged on the total unpaid balance
 
Interest rate is calculated by the Ohio Department of Taxation

ADDITIONAL REAL ESTATE PROGRAMS

Homestead exemptions:  This exemption allows a tax discount for homeowners over 65 years of age or totally disabled.  There are some qualifications that will need to be met.  For additional information, please contact the County Auditor's office at (419) 337-9200.  The Homestead exemption form has to be in the Auditor's office by the first Monday in June.

Board of Revision: If you feel your property is valued too high, you may file a complaint with the County Board of Revision (Ohio Revised Code Section 5715.19).  A complaint form can be obtained thru the Auditor's office or can be downloaded from the Auditor's web page.  The time period to file such a complaint is between January 1st and March 31st.
